Refurbishment Projects

Have you had experience with refurbishing properties either to retain as buy-to-lets or flip for profit? Are you suffering from the criteria change that requires you to have owned the property for six months before refinancing? Did you know that even if you intend to sell for immediate profit, the purchaser will still fall foul of the six month rule if you have not owned it for at least this length of time?

We are currently working with a select number of clients who are sourcing their own projects for refurbishment, where we buy and hold the property until the work is completed and then facilitate the onward sale. Our clients mostly purchase the property themselves but we are also able to place them with other investors.

It is preferable if you have sufficient funds available for the initial purchase, but not essential as we have access to private finance for this purpose.

Auction Buying Service

Are you looking to buy at auction but either lack the experience, are concerned about the pitfalls or are having difficulty raising finance?

We have a number of solutions for you and also have an association with a PLC company that will buy a property on your behalf and even refurbish it for you. Providing they can acquire the property at the right price they will do all the work and undertake to sell it to you at 25% off a new RICS valuation. All you have to do is to notify us of the lot you are interested in, along with any due diligence carried out. If the numbers stack up we will obtain a professional opinion and then proceed to include it on our "shopping list" at that auction. The property will then be sold to you, and only our standard purchase costs apply. You will benefit from the immediate equity with no risk to you or the hassle of attending the auction.
